LANDLORD SCHEDULE OF SERVICES

 

 

Schedule of Services

 

Here at Rex Long & Co we aim to offer each client the best possible service tailored towards their individual needs. The two core services we offer to our clients are:

LET ONLY

Our charge for a Let Only instruction is £350.00 + VAT

For the above service we will provide the following:

 

  1. A full rental appraisal of a client’s property.

  2. Marketing of their property through our website, office property listings and To Let board.

  3. We will take up references on potential tenants. These include Employer, Bank and Previous Landlord. (Not including student tenants)

  4. A Deposit will be collected equivalent to one months rent for Residential Lettings and a Deposit of £270.00 per tenant for a Student Let.

  5. All tenants will sign an Assured Short Hold Tenancy usually for a period of twelve months unless otherwise agreed between all parties. (A minimum period of six months is always adopted)

  6. The first months rent will be paid with cleared funds by a tenant before the commencement of their tenancy. This will subsequently be accounted to the client either direct or to their preferred bank account.

  7. A full property inventory can be included in the Let Only package for an addition charge of £50.00 + VAT.

If the same tenant/s renews their tenancy for a further period a reduced fee of £175.00 + VAT will be charged for the formulation of a new agreement.

LET & MANANGEMENT

The charge for a Let & Management instruction is £300.00 + VAT and a monthly fee of 10% of the monthly rental.

Our management service provides all the above in addition to the following:

  1. Collecting tenant’s rents and accounting to the landlord either direct or to a preferred bank account.

  2. An inventory of the entire property will be formulated and signed by both the tenant and agent.

  3. Arranging for a Landlords Gas Safety Certificate to be obtained through our Corgi Registered Gas Engineer. (The appropriate cost to be debited)

  4. Inspections are carried out intermittently throughout the year and a thorough end of tenancy inspection is performed during the final stages of all management tenancies. A copy of this report can be supplied to the landlord by request.

  5. For all properties where a HMO licence is required we can also arrange to perform a monthly Safety Inspection for an additional £10.00 monthly charge. Records of these inspections are left in the property for the tenant’s information and a further copy can be forwarded to the landlord by request.

  6. The handling of all maintenance issues via our dedicated team of contractors. (i.e. electrician, builder, gas engineer, pest control etc.)

  7. Advising the landlord of any major remedial works required and obtaining quotes for same.

  8. Issuing the necessary possession notices at the end of a Tenancy Agreement.

If the same tenant/s renews their tenancy for a further period a reduced fee of £150.00 + VAT will be charged for the formulation of a new agreement.

For multiple instructions where clients instruct us to act on 3 or more properties a reduced letting rate can be negotiated.
